Feb 09, 2021 07:28 AMThe agency approach is guaranteed to cost the most, right? Because they will need their cut on top of what goes to the owner. In a 0.5% vacancy town, creative approaches are the best. We used to go around to garage sales and ask if they were moving and if we could have the contact info for their landlord. Another neighbor met their landlord at their church. Tell everyone you know you are looking and ask for their help. If you have already done all this and still can't find a place, I wish you good luck.

Feb 06, 2021 01:39 PMAre you a prospective tenant or landlord? Almost all rentals are listed on Zillow. You can look at listings on Zillow to gather names of property managers, some of whom are also real estate agents. Can’t hurt to contact a few property managers because they will know about listings before they are advertised.

Feb 06, 2021 08:25 AMOne frequently overlooked area to check before contracting with a manager is what kind of bonding and insurance they do or do not have. Remember that if they harm a tenant in any way and are unable to take financial responsibility for their poor behavior, you as the property owner are going to get shaken down and possibly destroyed economically. Your homeowner's insurance liability provisions may or may not cover your imputed liability as your insurance company may refuse to pay because you were "negligent" in contracting with a "bad manager". So always check the manager's liability insurance situation and then check with your own insurance company - buy a rider to your policy if necessary. My extensive research 7-8 years ago turned up no a single good management company in the South County but Sierra is acceptable. I doubt things have changed much. Rentals in California are a rough business to be in.

Feb 05, 2021 03:32 PMIF you are looking for a house, the Santa Barbara Association of Realtors does have some rental listings on it's MLS site. We have used it before to rent our home to appropriate tenants when we were out of state for an extended period.
