MTD BOARD OF DIRECTORS APPROVES OPTION AGREEMENT WITH CONAM TO JOINTLY DEVELOP HOUSING

After an extensive request for qualifications and proposals (RFQ/RFP) and negotiating process, today the MTD Board of Directors of Santa Barbara MTD voted unanimously to approve an option to ground lease agreement with ConAM RE Investments, LLC (ConAm) to jointly develop transit-oriented, multifamily rental housing on MTD’s vacant property on Calle Real in the Eastern Goleta Valley.
Based on the project parameters set by MTD in the RFQ/RFP, ConAm has proposed a transit-oriented development project with approximately 333 residential rental units with not less than 15% of the total units affordable to very-low, low-, and moderate-income households. The affordable units will be income-restricted through recorded long-term covenants and integrated throughout the overall project site. The project will include onsite amenities for the residents and an after-school learning center. The project is adjacent to MTD’s Line 7 route and will provide new transit riders, as well as the opportunity for MTD to expand its operations throughout its service area.
The project must be reviewed and approved by the County of Santa Barbara and other government agencies with jurisdiction over the property.
“Housing is the biggest crisis facing our community today. We are proud that MTD is able to enter into an agreement with the aim of producing new transit-oriented housing supply on our property that is consistent with the County’s Eastern Goleta Valley Community Plan, while providing an opportunity for MTD to further expand its transit services in eastern Goleta,” said Dave Davis, MTD’s Board Chair.

Sep 06, 2022 11:38 AMMore than 15% please, and limited to people without cars. Rather than use a lot of land for streets and garages, wouldn't it be nice to focus on housing low income working people? Pop your bike on a bus and head to work while your kids take a bus to school and back to supervised activities in the neighborhood until you're home from work. Support the hard working people who support our local economy while reducing traffic, pollution and heat island stoking pavement.

Sep 06, 2022 02:08 PMI’m glad to see this is going forward. They’ve been working on it (planning) for many years. Sure would be nice if they would include more than 15% low and moderate units. And it will be nice if they actually do improve bus service in that area.

Sep 07, 2022 07:13 AMI fully agree with the suggestion to limit occupancy to those without cars. In addition, modify the parking requirements to provide only a dozen parking spaces (for use by onsite managers, maintenance personnel, and delivery vehicles). Two bills in the legislature (SB 1067 and AB 2097) nearly passed this year. Each would have eliminated parking requirements for housing projects located within .5 mile of transit. The cities of San Francisco, Sacramento, and Berkeley have already done so.

Sep 08, 2022 09:33 PMIt’s a real problem to limit parking, because a fair percentage of people cannot walk a half mile to and from the bus, especially while carrying groceries and babies and such. I do believe more people can and should walk more and take the bus more. But currently our bus service is pretty lame, unless you live and work in just the right combination of locations.

Sep 07, 2022 11:55 AMSo what is going to happen here in SB in the next 25 to 30 years from now with housing? Gentrification is already started over on the Eastside and working its way to the Westside. And will come to the Goleta area. Rents have skyrocketed and AUD's which are supposably to be affordable are not. $2,500 + to 4,000 + to rent an AUD dwelling. Rents on two bedroom homes from $4,000 and up is purely crazy. So what will happen to those work in the service industry and to those who earn $40,000 + to those who earn just under $100,000 annually? Those folks cannot afford to purchase a home here in SB city or county, let alone barely pay rent.
