Ojai Ranch in Ventura County Hits the Market for $4.47 Million, Nearly Five Times Its Last Sale Price

An expansive ranch in Upper Ojai has been listed for $4.47 million, marking a nearly five-fold jump from its last recorded sale about 16 years ago. 

Spanning 12.26 acres, the ranch is located at 11849 Sulphur Mountain Road in Ojai, Ventura County, according to a listing on Redfin. 

The property last sold for $890,000 in April 2010, according to the listing’s sale records. The current sale price is equivalent to around $1,020 per square foot. 

The main residence spans around 4,386 square feet and includes four bedrooms and 2.5 bathrooms. The property offers privacy, vast open spaces, and equestrian infrastructure in a rural setting in Ojai. 

Originally built in 1969, the single-story residence has undergone renovations over the years to upgrade and modernize its features, according to the listing. 

The massive scale of the residence ensures there is abundant natural light throughout, with a convenient flow to the outdoors.

Inside, the kitchen has a formal dining area and a breakfast bar. The home also includes a laundry room and fireplaces in some of the rooms. 

A standout feature of the property is the large, indoor pool which is housed within a separate wing of the residence. Solar heating is used for the pool. The pool area is paired with a wellness area or gym, which ensures year-round use.  

In addition to the primary residence, the property also has a one-bedroom guest house that can accommodate guests or staff, along with a three-car garage.

More Ranches Listed for Sale

The listing comes amid an overall surge in high-end ranch properties being listed for sale across the Central Coast. 

The picturesque Dos Pueblos Ranch, also known as Rancho Dos Pueblos, hit the market in late-March 2026 with a hefty price tag of $65 million. The coastal property was acquired by Roger Himovitz for more than $33 million three years ago.

Initially a part of a 15,000-acre estate that stretched from Refugio to Fairview Avenue in Goleta, Dos Pueblos Ranch sits on an ocean-view blufftop, the ranch spreads over 219 acres. 

Earlier in March, the 1,000-acre oceanfront parcel along the Gaviota Coast in Santa Barbara County was listed for $70 million. 

Steeped in history, the property marks the area where Juan Cabrillo first encountered the Santa Barbara region in 1542. 

Historically known as Naples or Santa Barbara Ranch, the property at 1000 Calle Real in Goleta includes one mile of ocean frontage, coastal views, access to the ‘Naples’ surf break and ‘Naples’ reef, an 18-acre lake, and over 220 legal parcels with Certificates of Compliance.
