Major $69.5 Million Deal Brings Allure at Camarillo Under Jackson Square Properties in Ventura County

An apartment community in Camarillo, Ventura County, has changed hands, highlighting investor interest in the region’s housing market amid limited new development.

Jackson Square Properties has acquired Allure, a 165-unit multifamily community, for $69.5 million, according to Traded.

The property was sold by Nuveen, ending the investment manager’s eight-year ownership, according to The Registry.

The sale price for the asset represents a price per unit of $421,212, underscoring the strength of multifamily properties in Ventura County’s markets. 

The sale also marks around 17% increase over Nuveen’s purchase price in 2017, according to a social media post by Traded.

To finance the acquisition, Jackson Square Properties secured a $46.75 million bridge loan from M&T Realty Capital, according to Traded. The financing will allow the buyer to implement a transitional strategy, with potential for value-add opportunities. 

A bridge loan is a short-term, high-interest loan used to close the financial gap between a temporary requirement for funds and a long-term solution. Commonly used in real estate deals, bridge loans typically require collateral, such as real estate or business inventory.    

The deal was brokered by Newmark’s Geoff Boler, Jonathan Merhaut, and Joseph Smolen on behalf of Nuveen. 

The transaction closed on March 17, 2026, The Registry said, citing Ventura County recording documents. 

Market dynamics in the Camarillo area were crucial in shaping the investment strategy. The acquisition comes amid rising local vacancy levels and constraints on new developments and limited land availability.  

The housing market in Camarillo is somewhat competitive, according to Redfin’s estimates. In February 2026, home prices in Camarillo increased by 1.6% compared to last year, selling for a median price of $838,000. 

The city is mostly favored by homebuyers looking to migrate from San Francisco, according to Redfin. Homebuyers from San Francisco showed the highest interest in moving to Camarillo, followed by Boston and Seattle.

Located at 390 Paseo Camarillo, Allure at Camarillo features newly upgraded one- and two-bedroom apartments, according to its website.  

The apartments include upscale touches, such as stainless steel appliances, vinyl plank flooring, and quartz countertops at the kitchens. All apartments have a private patio or a balcony.  

Residents of the gated community can enjoy common amenities, including a resort-style pool, a fitness center, a spa and hot tub, attached and detached garages, and a barbecue and picnic area.
