A four-bedroom, three-and-a-half-bathroom farmhouse in Montecito with tropical Japanese design elements sold for $6.62 million on December 4, 2025, according to a listing on Redfin.

Featuring a minimalist design, the estate is characterized by its simplicity and connection to nature, according to the listing. 

Located at 1399 School House Road, the estate sold after an eight-month listing period. 

The estate spans roughly 3,637 sq. ft. and sits on just under an acre, according to the listing. Built in 1992, the property features polished concrete floors, expansive windows, and an open layout. 

The property includes a primary suite that offers a spa-like retreat, three additional bedrooms, and a detached studio and bath. The kitchen is equipped with appliances, such as a refrigerator, gas range, dishwasher, and water softener. 

The estate is surrounded by mature landscaping. Outdoor amenities include a pool and a spa. 

The property also has a two-car garage and is situated close to the Montecito Union School, the Upper Village, and Hammond’s Beach.

Listed by The Kogevinas Group and Berkshire Hathaway HomeServices California Properties, the estate was bought with Locale Group Heckman, according to Redfin. 

There is no information about the buyer and seller. 

The property was initially listed for $7.45 million in April 2025, according to the listing. Its price was lowered to $6.95 million in September 2025 before its sale earlier this month. 

In April 2024, the property was listed for rent for $32,500 per month. The rental listing was removed in January 2025. 

The final sale price translates to roughly $1,822 per sq. ft., according to the listing. The price aligns with Montecito’s luxury-market valuations. 

Montecito’s Luxury Real Estate Market

Montecito is a popular residential area among high-net-worth individuals and Hollywood celebrities, particularly since the pandemic. The coastal enclave along California’s central coast offers privacy and seclusion, along with stunning views of the Pacific Ocean and the Santa Ynez Mountains.

Luxury homes in the town often feature expansive estates with landscaped gardens and high-end amenities. 

In November 2025, Montecito recorded 15 closed escrows, with a median sales price of $8.3 million, according to the Santa Barbara Association of Realtors. The median sales price in November increased from $7 million in October 2025

A 1.36-acre property, once belonging to Hollywood legend Jane Russell, was listed for $8.25 million in mid-November 2025. 

Earlier that week, a San Ysidro Ranch-style estate was listed for sale for $5.99 million. 

Among the luxury properties, Maroon 5 singer Adam Levine and his supermodel wife Behati Prinsloo sold their opulent 13,362-sq.-ft. estate for $60 million in October 2025.
