A sprawling estate in Santa Barbara’s Hope Ranch enclave has hit the market for $11.79 million, marking a significant increase from its last sale in 2020.

The five-bedroom, 5.5-bathroom luxury property, located at 4558 Via Esperanza, last sold for $6.82 million in September 2020, highlighting the trend of coastal properties seeing considerable increases in value after the pandemic.

The asking price represents $2,314 per square foot, according to a listing on Redfin.

Sitting on a gated, private 3.35 acres, the property encompasses 5,098 square feet. The estate offers sweeping views of the Pacific Ocean, Channel Islands, and Santa Ynez Mountains. The residence’s location also offers dramatic sunset views over Campus Point.

Originally built in 1979, the estate was designed by a top 100 architect, Barry Berkus, according to the listing.

Inside, the house features high-end finishes across a single-level layout. The house was recently expanded and renovated to add modern touches.

The primary bedroom is accompanied by an office, a loft space, a library/study area, a den, a family room, and two more bedrooms.

The nearly $5 million jump in the property’s value in the past six years underscores the high demand for homes in the Hope Ranch area.

The housing market in this neighborhood is considered to be a seller’s market, according to Redfin’s estimates. This indicates low inventory and high competition, with sellers usually having more negotiating power.

The median listing price of homes in Hope Ranch is around $8.45 million, with the median listing price per square foot totaling nearly $1,480, according to Realtor.

Located in the southeastern part of Santa Barbara County, between Highway 101 and the Pacific Ocean, the Hope Ranch community is a coastal enclave that has been governed by a homeowners’ association since the 1920s. Currently, the community encompasses over 1,800 acres and has 773 lots.
