Santa Barbara is the least affordable city to buy a home across the nation, according to a new study.

In May 2026, WalletHub released a report detailing the most affordable cities to purchase a home in America.

To reach their conclusion, researchers compared 300 cities to each other using ten metrics.

These metrics were:

  • Housing Affordability
  • Maintenance Affordability
  • Average Cost of Homeowner’s Insurance
  • Cost of Living
  • Cost per Square Foot
  • Real-Estate Tax Rate
  • Rent-to-Price Ratio
  • Median Home-Price Appreciation
  • Quarterly Active Listings per Capita
  • Vacancy Rate

The 300th city is the most expensive, and the first town is the cheapest.

When Santa Barbara was ranked among the 299 other cities, it was found to be the least affordable city to buy a home overall and the 129th among small towns.

The city had the 299th least affordable cost per square foot and ranked 298th in rent-to-price ratio.

Additionally, Santa Barbara had the 257th most affordable cost of living and ranked 262nd in housing affordability.

The city ranked somewhat higher regarding median home-price appreciation (184th), quarterly active listings per capita (148th), and vacancy rate (120th).

But Santa Barbara is among the top 100 most affordable average homeowner insurance costs (93rd) and maintenance affordability (40th).

This is not the first year WalletHub has ranked Santa Barbara among the most expensive cities to purchase a home.

In 2025, the personal finance company also reported the city to be the least affordable.

Additionally, in 2024, Santa Barbara was ranked the fourth most expensive.

The median price of a home in Santa Barbara is $1.9 million.

This price is more than double the cost of the average home in California.

Per Bankrate, most buyers can expect to pay around $866,100 if they want a house in the state.

California is the most expensive state to own a house across the nation.

Across America, the average home price is around $403,200 with a fixed mortgage interest rate close to 6.4 percent.

This means Santa Barbara’s homes are nearly five times the cost of average houses in the nation.

  1. Relatively small and highly desirable, great climate, beaches, mountains. It shouldn’t be affordable whatsoever, so this isn’t a surprise at all. The only surprising thing is why some people are actively looking to ruin it by building the hell out of it.

    Most affordable cities are not where you would want to live; Flint MI, Detroit MI, Surprise AZ, Yuma AZ.
    Least affordable cities are where you would want to live; Santa Barbara CA, Santa Monica CA, Costa Mesa CA, Glendale CA.
