A Montecito estate once owned by acclaimed architect A. Eugene Kohn has hit the market for nearly four times its previous sale price.
The property, located at 2076 China Flat Road within the exclusive Birnam Wood community, has been listed for $11.85 million, according to a Redfin listing. It last sold for $2.97 million in 2014.
The current sale price is equivalent to $2,917 per sq. ft.
The dramatic appreciation in its asking price reflects the significant increase in property values in the area over the past decade.
Spanning 4,062 square feet on a one-acre plot, the single-family estate features three bedrooms and five bathrooms, according to the listing.
The property was originally built in 1981 and renovated in 1982, and features distinct, graceful touches that prioritize comfort.
Sitting at the premier corner of Birnam Wood’s 18th and first holes, the estate offers unobstructed mountain views and ensures a high level of privacy.
The reimagined interiors emphasize natural light and openness, with vaulted ceilings and scaled windows and doors filling the home with natural light, while ensuring views of the mountains.
The kitchen has been upgraded and features custom cabinetry and a separate dining area.
The main living areas open out directly to the landscaped gardens, terraces, and pool, creating a seamless indoor-outdoor environment. The home is surrounded by manicured lawns that add another layer of privacy.
Additional amenities include a library or study, a laundry room, and fireplaces in the primary bedroom, living room, and patio.
Listed by Cristal Clarke of Berkshire Hathaway HomeServices California Properties, the property was listed in early April.
Estate Located in Elite Birnam Wood Community
The premium estate is located just off East Valley Road within the elite Birnam Wood community in Montecito, which features an 18-hole golf course spread over 80 acres that was developed by golf course architect Robert Trent Jones Sr.
Situated in a natural landscape between the sea and mountains, the gated community currently houses around 146 homeowners.
In addition to the golf course, Birnam Wood offers more amenities, such as a clubhouse, tennis courts, bocce ball, pickleball, a fitness center, and a full-service restaurant.
Recent sales in Birnam Wood highlight how sharply property values have increased in the community. A 4,584-sq.-ft. estate in the community sold for $12 million earlier this month, more than doubling its sale price in two years, underscoring the robust demand for high-end homes in the area.
The four-bedroom, 5.5-bathroom property last traded for $5.5 million in October 2024.
