The County of Santa Barbara is proud to announce the release of free, pre-approved accessory dwelling unit (ADU) plans designed to lower the cost of constructing an ADU for homeowners and to advance the County’s ongoing commitment to expanding housing opportunities across the region.
Pre-approved building plans for detached ADUs are standardized construction documents (e.g., elevations, structural plans, floor plans, and roof plans) that comply with the County’s building code and basic zoning standards (size and height). Property owners can download the plans at no cost from the County’s website. These plans are pre-approved for use in the unincorporated areas of Santa Barbara County and are not considered pre-approved within incorporated cities. Interested applicants can choose from a range of sizes and layouts – including a 480 square-foot studio, a 672 square-foot one-bedroom, a 909 square-foot two-bedroom, and a 768 square-foot two- and three-bedroom options – in traditional and modern styles, such as Farmhouse, Mediterranean, Mid-Century, and Contemporary designs, to reflect the diverse character of the region.
“ADUs are a key part of our strategy to increase housing options for residents at all income levels,” said Lisa Plowman, Director of Santa Barbara County Planning and Development. “By providing free pre-approved plans in different sizes and styles, homeowners can maintain their unique neighborhood character while contributing to the County’s much-needed housing supply.”
The plans may not be suitable for sites with steep slopes, unstable soils, flood hazards, or other conditions which may require special studies and/or engineering and design. Properties located in the Coastal Zone will require approval of a Coastal Development Permit for any proposed ADUs. All pre-approved ADUs must also adhere to applicable zoning standards for project siting, such as setbacks.
Applicants using pre-approved ADU plans are still required to apply for County permits and submit project-specific site plans. Grading plans may also be required. Applicants who use the County’s pre-approved ADU building plans without modifications will have building permit fees reduced. County staff are available to assist property owners with questions about eligibility, lot feasibility, and the building permit process.
