John Curry is great. He will crunch numbers over the phone. 818.437.6804 He came highly recommended by some friends that got great re-fi rates using him.

The local person I went to made me copy the last two years of tax returns and all financial records, just to tell me I wouldn't be able to qualify for anything.... Hey, I spent $25 at Kinkos making copies... you could have asked a bunch of questions and told me straight-up that I wouldn't qualify before I wasted more money.....

Remember if you are an employee of a company that is part of the Coastal Housing Partnership, you can use one of their vendor partners and save a LOT of $$$ on closing costs. Many of the lenders recommended in this thread are vendor partners of CHP.

Use any of the people mentioned but most of it depends on you. Mortgage Brokers obviously get a commission off of your mortgage. Before you go to talk to one you should have a firm idea of what you are looking for and will accept. The broker will try to steer you to something else where they would be more commission. You must stand firm and not go along with something you don't want or doesn't meet your needs. And keep in mind that if you are doing a refi that there is no reason for them to charge you the full price again for title insurance. Most of the price is a kickback to the bank and the broker. See if you can negotiate that down.

There are no "kickbacks" from title insurance ever.
Brokers are capped on commission--they can't steer toward different loan programs thereby making more commission.
Laws have changed recently to ensure such.

It depends on the type of refi and your ability to qualify... Everyone can do the "plain vanilla" transaction with equity in the home, verifiable income, reserves and loans at/under $729,750. It's the "outside of the box" deals that get done more readily at a local bank with local underwriting, and the ability to keep the loan on their books (portfolio). Santa Barbara Bank & Trust can do all of this and it doesn't cost anything to have the numbers run for you... Raegan Erdman at the La Cumbre branch; 805-705-2713. Viva Fiesta!
