What kind of roof is it? Pitched or flat, shingled, tar & gravel, clay tiles? I've had good and bad experiences with roofers here in SB and brought up from LA, and I think some are better at certain types of roofs than others.

It's a pitched roof with a valley section. Shingled. Not that old! Sooo frustrating. We know the valley section was not done well last time around but were hoping it would hold out another year. This new leak doesn't appear to be from the valley though....

Tower Roofing has helped us out when we've had leaks. For a new roof, we had trouble keeping Lammer Roofing accountable, but they were the cheapest.

I have had good experiences with Jack Martin at Action Roofing. I have a really weird leak on a relatively new roof and they are really trying to help me find it and fix it. We'll get there I am sure. They show up on time once they say they are coming. A real plus!

I also can highly recommend Quality Roofing. Do youself a favor and at least get a bid from Quality. They did a complete re-roof for me in August with Presidential shingles and were the lowest bid and did a great job on time as promised. I have no connection other than as a satisfied customer.

Joel's Roofing did quality work but we were very unhappy with how the contract was handled. Joel insisted on frequent progress payments, with assurances that we were still within the original proposed cost. By the time we realized we were going to be significantly over budget, it was too late to back out. Even if we assume the additional costs were justified (I am not a roofer, I don't know), we ended up paying way more than we had budgeted, without Joel ever acknowledging the escalating costs. Get a fixed bid and examine every progress bill carefully!!

I have to agree with the comment by 870 re: Joel's Roofing. The price was fair and the work was well done, but Joel (whom I never met in person) wanted DAILY payments (for a relatively inexpensive job (approx. 4K total, over 3 days). Most contractors present their bill when the job is complete, unless it's fairly long or involved, and if periodic payments are going to be done it is agreed on ahead of time. He also charged me for materials that were originally included in the installation. Legally he is within his rights as a contractor to do this, but it seemed very paranoid and left a bad taste. Also, he never mentioned verbally ahead of time that he would be doing this--instead, he had one of his workers show up first thing to knock on the door and ask for a check. So altogether, I wasn't nearly as happy as I could have been, and next time I will choose a different contractor.
