Since it was a former filling station, it may be to expensive for someone to redevelop due to cleanup regulations and then with expense of local planning costs to build something it may just not be worth it.

@479- I was wondering that too. they had to do soil remediation, but that was many years ago. I wonder if the contamination is still too much to deal with?

I'm guessing that 481 is right. The lot at the 154 & Foothill (also a former gas station) was empty for years until big money Sansum needed to expand. I would bet that the clean-up is cost prohibitive for most would be buyers.

Lots of empty lots where there were gas stations around town. Mission & State was Mobil forever and the owner, John, was wonderful. He died suddenly of a heart attack a while back and they shut down the station and it's been fenced & vacant since. The cost is prohibitive, and it's so sad because there are areas in this town where there should be more options get get gas. There is only one station on each side of the freeway in the goleta area after Fairview, both on Storke and a pain. Would be nice to have something on Hollister between Fairview & Los Carneros for us commuters!

Want to go back in time and see the old station (or any other places)? You can look at Google Street view, and change the date slider all the way back to Nov 2007....woah, there's people filling up at the Mobile station at Mission/State! A nostalgist's dream come true!

I'm always curious about former gas station lots or dry cleaners that might have contaminated soil.

If a lot has stood empty for years without clean-up, what's the problem with simply building over it?

Whatever contaminants are still there and no new ones will be introduced.

That's why Joe's Plating still exists at 429 State St. Because of the highly toxic chemicals they've used over the years, the space is way too "hot" for any other business to ever move in. Which is why such a small specialized business with seemingly minimal customers still has a storefront in the heart of the main drag.

In regards to Joe's, he owns the building. In regards to site contamination, no matter how you seal the slab, one would imagine the fumes would build up in an enclosed structure. I.e. radon gas.

@471 has it right. According to John Dickson's restaurant blog, a new Subway and 7-Eleven are going up at the old Mobil gas station at State & Mission.

Welcome to Santa Barbara - this corner is a major entrada heading to the Mission. 7-11 and Subway a less than healthy combo. Why weren't the stores/offices/condos built there?

590 - You do realize that the local gov't and its people do not own this land and have no say as to what goes there.

There is one and only one empty lot that people should be concerned about in SB, and that one is on lower State. For over 15 years this eyesore has plagued our city.

Yes, no more poison purveyors like Subway or 7-11 EVER! Why couldn't they put a GNC there? Oh that's right, Subway and 7-11 are crazy popular by millions of people who don't know how close to death they are by eating sandwiches and drinking Slurpees. We must protect them from themselves at all costs.

The El Pueblo Viejo historic district extends up past Mission on State, so this lot is inside an area that forbids any neon lighted signs or any signage with letters more than 6" high. How is it that Subway and 7/11 will be bringing their franchise standardized operations here..... how did this slip past the sign commission and the architectural code committees? Small locally owned businesses jump through incredible hoops just to put up signs over their businesses, conforming to the Hispanic theme park look, and now this replica of every other strip mall and gas station across the state will be greeting every tourist who exits the freeway and heads up to see the Queen of the Missions.

In the El Pueblo Viejo (EPV) Landmark District, the maximum letter height is 10”. Any sign with letter height in excess of this limit requires an exception.

479, A residential condominium project was approved at the corner of Pedregosa and State several years ago. SInce it has never been built one could assume that the real estate downturn in the '08 time frame caused it's demise.

742 - What brower and version are you using? I'm stuck with IE8 at work and I cannot use any new features of Google maps. But I use Chrome at home and the Google maps interface is all new and different.

Traffic study must be interesting. Nice how it got downplayed; it had to have been downplayed! Don't try to turn west onto Mission from northbound State. There is info on this property somewhere here on Edhat; indeed, another replica development.

Lucky 777 - don't know about signage - but the building will be stucco with red tile roof.
