I am looking for a top notch home inspector. Looking into buying my first condo and want someone who knows what to look for.

We used Gil Hoeflich of Independent Building Inspectors (805-898-1121) and were happy with his work. Very through and lots of experience in SB. I HIGHLY recommend no matter who you use to attend to the entire inspection and accompany the inspector. If you don't you will get the report and freak out about all the stuff that was found rather than having it explained in context and what you would likely need to fix it. No matter how great the place is he will find plenty of things, but often many of them are not things you need to pull out of the deal over or even demand credits for, but should be aware of.

If you can, talk to other condo owners -- or someone on the association board of directors -- about any possible construction flaws or problems affecting all the units. Or ask your real estate agent to look into this. (At my complex, for example, the builder did shoddy work on the original roofs. The association has paid for a lot of patching over the years. Any interior damage -- water stains, for example -- was the responsibility of the homeowner to pay.)

Chris Lowe of Imperial Home Inspection! He's such a great guy! He is thorough, not overpriced, will explain everything to you to make sure you understand the ramifications. He gets great reviews on Angie's list as well. His website is the three w's imperialhomeinspection dot net. He has educational videos on there as well, that help explain how to hire a home inspector.

I used Gil Hoeflich as well and he was great. His work resulted in a credit to us of several thousand dollars at closing.

I'm not so enamored with any home inspector. If you read a typical 'inspection' it's mostly disclaimers in case the inspector missed something (and they know "C.Y.A." real well). I dont have a better idea unless you know someone in the Building Trade.

I wouldn't buy a condo if you paid me. Better to buy a chicken coop of a place on the Westside and work your way up from there. Then you have control over things like pesticides being sprayed and timely repairs.

Homeowners' associations are bad news.

Meant to write "pesticides NOT being sprayed." Too many of these condo developments are "green deserts" of poisonous toxins.
