Quality of life in Buellton or Solvang ?

I am tired of looking at run down 60-70 year old homes that cost a fortune in SB/Goleta. So I am thinking of getting a newer property in Buellton.

But I will have to deal with commuting. Also, I would like to know what people do for fun there. I am married 32 year old guy with plans to have kids soon. How are middle and high school in Buellton ?

No longer have kids but have heard the schools are good.

Casino, church, mountains, jalama beach, go to SB, Solvang, etc. There are movies, good restaurants, the playhouse in Solvang and things to do in SY. You'll find a quieter, safer & nicer community feel than you'll get ANYWHERE in SB.

You can do the same things you do for fun in SB. Between Solvang, Santa Ynes, Los Olivos there are lots of choices, Buellton has a Rec center a river park (nice) and the two elementary schools are good. Convenience is great, post office, grocery, drug store, library and every fast food joint except In n Out is located in Buellton. And a nice movie theatre. I commuted for 12 years before I retired it takes some time from your day however not paying an extra 200+k for a not so great home makes up for the time.

If you move to the Valley, give it time. It is a different pace
than Santa Barbara. Leans more conservative, kind of
small town sort of friendliness and values. It is more about
a connection with nature, animals, potlucks and parades.
It can be a great place for kids to grow up...And you have
easy access to SB for all the stuff you may miss. Kind of
the best of both worlds.

The Mex food place across from Anderson's.
Cycling Santa Rosa Rd and Drum Canyon.
Motocross off Zaca.
Feed the sharks at Jalama.
Anything Horseback.
Tri-Tip BBQs.

This area is THE BEST for cycling, bar none.

Check out info. on everything bike at Dr. J's bike shop regarding the very active Santa Ynez Valley Cycling Club.

They have group rides each Tuesday after work & Saturdays & Sundays. Fun!

Santa Ynez High is the best in the county. My kids are going there soon. Solvang school has been great for my kids. Great place to live. Houses are not really that much cheaper in some areas, BUT you do get more value for what you get. Bigger house, more land.

I personally love the Santa Ynez area and have several friends who have left SB for a quieter, small town lifestyle and seem to be enjoying it. That having been said I also see them coming back to SB for many activities.

A daily drive to work might get very old real soon especially in heavy rain and fog.

How about renting there for 6 months or a year and experiencing the lifestyle and the daily drive before making such a big purchase and lifestyle change. You may decide that buying a smaller home or condo in SB or Goleta is something you could be OK with.

I live in Goleta and agree cycling in the valley is very nice. Great roads up there.

Moved to Buellton just over 8 yrs ago after growing up in SB/Goleta. We went there because it was ~40% cheaper to buy a similar house at that time. 3 of us still work in Goleta and commute daily. The commute is nice - along the ocean and a good time to wind up/unwind. There are several buses to the south coast. I take one of these most days and it's nice - cheaper and relaxing.

I would not move back to this area even if I could swap my house for one in Goleta or SB. The valley is quieter, friendlier, & smaller. There are less night life things to do, but plenty of outdoorsy, exercise, food, wine, beer, things to do. It reminds me of the coastal area in the 70's and 80's.

Have a sister up there - my big complaint is that the only supermarket is Albertson's and the prices are really high. The nearest Trader Joes are in Goleta and Santa Maria. Their CVS is one of the nicer ones.

836 Has a good suggestion re renting and trying it out for a while.

And as someone else suggestion, you can commute on the Clean Air Express.

The climate is quite a bit different than SB, hotter and drier in summer (get used to using AC) and much colder in winter. The growing season is shorter, but you can still grow your own veg garden. Citrus and avos are iffy, but roses and lilacs as well as stone fruit crops, do well. Soils are good, not too heavy, easier to work than heavy clays.

Almost all clothes and sundry shopping will be in SB or SM, but the local Ace hardwares are well-stocked, especially the one in Santa Ynez. Good lumber Co in Solvang. New Frontiers Natural Foods in Solvang is small but well stocked and can order in almost anything. Farm Supply Co in Buellton has good gardening supply section in addition to their ranch wares. Good grocery selection at Nielsen's Mkt , and El Rancho in Solvang and S Ynez respectively, about 10-15 minutes from B'ton.

...and if you like art, and history, there is the Elverhoj Museum in Solvang, the Wildling Art Museum is moving from L.O. to Solvang next spring, & there is the SYV Historical Museum in S.Y., plus the wineries have not displaced quite all the art galleries; they're here & there in Buellton, Los Alamos, L.O., Solvang. Great music & food in Santa Ynez.

If the word gets out that Santa Ynez Valley is paradise without the beach sceen, then prices will jack up as high as Santa Barbara - and you are back to where you started - TOO Expensive for first time buyers and the Middle Class!!

The realtors are salivating.
