Try Land Trust for Santa Barbara County. They are experts in flipping land deals with no apparent water rights. Quiet accomplished with the 'taking" of endangered species while lulling public complacency and apathy.

Stay away from using a residential realtor, those guys don't know a thing about commercial. Its a totally different ballgame. Greg Bartholomew is good people, as is Kris Roth or Christos Celmayster. Brad Frohling at Radius is also good, or Matt Logsdon at Pacifica.
