I will tell you what's wrong with that picture, a city that does not allow garage conversions in residential areas because of "parking", yet allows an LA firm to develop what will be DENSE living apartments with 1 parking spot per unit, and another firm to build a complex with NO parking at all!

I agree that they were will trashed after 1 year, similar to Manzanita Village (looks kinda inside certain areas shitty now). But- the people who rent these units will have wealthy families who can afford to pay for all the repairs after the students move out & destroy the place.

What is luxury in IV? Where else can you go to college on the beach and have a beachfront room for 600 bucks. Surf in between classes and basically drink for free. Luxury must be for the rich kids who want noise-proof walls, security, swimming pool, rec room. I grew up in SB and was over the whole IV scene by the time I went away to college. Great place to go to school so long as you leave upon graduation and aren't on the ten year graduation plan with your parents support so you can party 24/7. Ever see those people who moved to IV and went to UCSB and never left. They are the ones selling "creative" art, sleeping on the beaches or at dog shit park, still going to keggers at 40, did too much dope they don't know that 3-4 generations have past and still call everyone "man", have long sun bleached hair and are bald on top. Have 3 dogs and live of community relief and food stamps or SSI.

Hard to find a place in IV, and most students I talk to are living 3 or 4 to a room and paying $500 each. Maybe some rich students are renting these apartments, or maybe they are planning to sublet to 6 other students in order to survive.

Those of us who went to school during the subsidized times have really messed things up for the kids going to school now. I wish they could stop building new buildings and put those funds into helping kids with tuition. But the buildings come from bond funds we voted for and can't be transferred.

Another fine mess we have gotten ourselves into, Ollie.

Wow, lots of ignorance about this. There are over 20,000 students at UCSB. I bet you know about them all? In fact, I'd wager that most of the opinions here are based on nothing more than stereotypes. How many here personally know any students?

How many UCSB students receive some sort of financial aid? (A: Well over half.) How politically active UCSB students are? (A: They recently won the Ultimate College Bowl by registering more than 51% of the student population in the last presidential election.) How academically rigorous the scholarship is for UCSB students? (A: UCSB is one of only 61 higher education institutions that is a member of the prestigious Association of American Universities.)

Yes, there are some UCSB students who just want to party and have fun. And more than a few are spoiled brats who come from a place of privilege, with no sense of responsibility. But it is unabated ignorance to dismissively stereotype over 20,000 people into such a category.

yeah, what's with those luxury apartments with walls and windows, toilets and roofs? running water and electricity, what gluttons! if you don't have furniture where do you sit, eat and sleep? are they supposed to handwash and line dry their laundry? modern flat screen televisions are infinitely more energy efficient than tube or projector tv's, it would be environmentally irresponsible to install anything otherwise. you ever consider these living arrangements may filled foreign and out of state students who don't want to haul their entire lives around the world for a few years of college? what a ridiculous thread.

@OP: So because a few people can afford a luxury apartment, all the students who can't aren't allowed to complain that their tuition has gone up? Or was your "I wonder" statement really one of legitimate curiosity?

You recognize the difference between "everyone who is a student at UCSB" and a small number of people who come from a wealthy background, right? You know that sharing one common trait doesn't mean people are identical?

Or did you want to gloss over all of that and pretend that being upset that public university is costing more money is somehow a "trick" by these rich kids to take money from your taxes, and you've somehow caught them in the act because a company renovated a small section of IV.

I'm pretty sure it's the last one.

Friendly reminder: "flat screen TVs" are not a luxury item anymore. You can pick one up for under $100.

Well I have rented a room out to a UCSB Kds over the last 10 years. Not any of them wanted to study just get drugged up and drink themselves to dealth. The ages were from 21 to 45 years old. From Japan, China,Germany Italy and the good ol USA. Just sayin

IV is already half filled with SBCC students. I own rental property in IV and don't rent to the SBCC kids unless desperate. They're generally the ones who party hardest and trash the place the most. It wasnt always like this, but these days UCSB kids are generally better behaved, more studious, and from humbler backgrounds. Those luxury apartments will be filled with wealthy SBCC students that no longer have Francisco Torres as an option (purchased by UCSB).

But these apartments will also force landlords like me to make long awaited capital improvements. Yep, the kids want granite counters if they're paying top money. The prospective tenants are selective and most of the places in IV are now nicer than the homes where their parents live.

I'll wager a month' EdHat that you dont own a thing out there. I think that instead you maintain someone else's property... just based on your tone alone.

IV is well know in commercial rental circles as being one of the best places to own rental property in the US - Most of the apartment complexes on that little isle is owned by wealthy family trusts. Why? Its a tiny isle in the least development friendly place in the US with a steady flow of rich kids and federal funding - its perfect!

The OP is probably referring to "The Loop", "Icon UCSB", and "The Plaza Lofts". These are *** NOT *** University-owned housing. The Icon Company, based in Beverly Hills, is the developer and they are partnering with various private parties to develop these luxury units.

The Loop - 48 separate units including single studio apartments and six-person lofts for $900 to $1,400 per person.

Icon UCSB - 21 luxury apartments from $979 to $1,349.

The Plaza Lofts - 18 exclusive studio and suite-style apartments, price TBD.

The UC system guarantees admission to the top 9% of CA high-school graduates. Some will come from modest backgrounds. Others will come from wealthy 1% families who are the target market for The Icon Company.

Like 348 said, let's not stereotype every UCSB student.

There is substantial economic diversity amongst the students in IV. I shared a room with a wealthy student who drove a new Landrover, no student loans, and paid $2,450 per month for his own room on Del Playa. He's a prime candidate for the new luxury apartments and would not be sensitive to tuition hikes.

At the other end of the spectrum I shared a room with someone who helped out their family working fast food in high school, took out student loans, and worked all 4 years during school to afford a shared room in IV. They would not live in the luxury apartments but would be very sensitive to tuition increases...enough that they likely would not have attended had tuition been what it is today.

I would caution against linking luxury apartments with sensitivity to tuition increases for these reasons. That being said, I walked through IV last week and did not feel the monstrous apartment buildings have any business there, however, there clearly is a market for these units.

These units are designed and marketed to the upper range of renters. The going rate per "bed" in Isla Vista is $650-$1,100, depending upon what kind of privacy and location sought.
