I get it, but it concerns me. I lived in a 4 bedroom house with 3 other single adult roommates for over a decade. Initially, the neighbors were all concerned about a [grad] student "dorm!" Then, once we moved in and proved to be quiet, considerate, responsible neighbors, they decided we were probably lower impact than a family with kids would have been.

The issue here is Pini's past negligence. I'm sorry for the architect and the neighbors that they're having to worry about this. I know that I would be equally concerned if Pini owned houses in my neighborhood, but I wanted to publicly say that unrelated people renting a house isn't necessarily a bad thing.

It isn't unrelated people renting a house no matter how many bedrooms and bathrooms it has that is a bad thing. It is Dario Pini who is a bad thing and it does not matter who the people who rent from him are.

795P: As for being sorry for the architect, Gil Barry chose to work with Pini and must have known full well his record. Now to cry about losing his profit is weird.

(I agree about unrelated people renting a house is not necessarily bad at all; Pini, however, is different. He is a complete scofflaw and, of course, is to blame for what his tenants do.)

Santa Barbara is an ideal place to live. The climate is great and the surrounding country beautiful. The problem is more and more people will keep flocking here. Why not? We did 50 years ago and for me to complain about the hundreds who have come here since then seems hypocrital. People need somewhere to live and Mr. Pini is trying to help, along with other builders and developers in town. Unfortunately we are running out of space, and encroaching on neighbors is becoming a big problem. Wish I knew the solution.

Zoning allows 12 residential units, so where's the beef, Stew? Consider yourselves lucky he hasn't gone that route. If you don't like the zoning don't buy in that zone. It's called personal responsibility. No one wants a new house looking down into their yard and rooms but zoning calls the shots on this. Nimbyism is not a planning criteria.

Seems like parking is a major issue here; street parking is unacceptable. In Carpinteria we have to provide our own parking, with a garage; carports are no longer acceptable because garages were being rented out for living in and ugly, flimsy carports put up. Unrelated people renting is not such a problem, their cars are. Off street parking should be demanded for any residental or business development.

I think the parking thing is key. If there were 12 residential units (e.g. condos), Pini would be required to provide parking for 12 cars, too. With only 2 residential units, I believe he is only required to provide parking for 2 or 4 cars--even though the total number of bedrooms on the lot would now be 9, and since it's a Pini property the number of adult residents would likely be nearly twice that. That's a lot of congestion. As for the architect, cry me a river. There's good design, and there's bad design, and there are ways of building out a lot that have fewer or greater impacts on the neighbors. There are lots of details not addressed by zoning, and everyone has an obligation to be a good neighbor.

The other night I walked by that property and the kids living there were practicing heavy metal music in the garage. The neighbors must have been so pleased. I live in the R-1 neighborhood on the other side of Mission and most of our problems have to do with parking and trash from the people that live in the apartments across Modoc that don't have parking spaces. If the planning department wants to get real, they should require 2 parking spaces for each bedroom because that is how these residences are being used. There are a couple of Pini properties on Mission near Gillespie and those are the ones that always have trash on the lot and next to the street. Isn't it great that Prop 13 exempts commercial properties like these from property tax increases? Who in their right mind thought that was a good idea?
